As a real estate agent it's always important to research market data, which isn't easily found to the public, to see what's really happening in the Forest Hills Coop market. The purchase process of buying and closing a Coop isn't easy but I hope the data will provide some beneficial information for both buyers and sellers as to where the market has been. I say has been because closed data can only be recorded, well, when properties close.

This data should be taken as an overall picture and not a focused building specific or apartment specific analysis. I would like to also note that only data from Onekey MLS was used for this data, so it could be missing closing from other third party sources that don't list on Onekey MLS or perhaps sold privately. Finally the hardest data to analyse are two bedroom one bath apartments. As many times, Junior 4 apartments, are marketed as two bedroom and one bath.
This will be a series of monthly updates for the Coop market in Forest Hills and time permitting will be updated and released before the 5th of every month. With all this said here is that data from January to February 2026.

The biggest thing I saw was that 1-bedroom, 1-bathroom homes are definitely the most common type of apartment selling right now. In fact as of this writing there are currently over 85 one bedroom apartments in Forest Hills currently available. The average selling price for these 1-bedroom Forest Hills Coops dropped a bit. It went from $332,000 in January down to roughly $307,000 in February. What's a bit alarming for me is that those that closed in February had an average Days on Market (DOM) of 123 days. DOM is calculated from the time when a property goes on the market live to when it goes under contract.
When looking at the 2-bedroom, 1-bathroom homes, the data told a different story. Even though 8 homes sold in both January and February, the prices went up a lot. That might have to do more with actual "full" two bedroom coops selling in Forest Hills versus what agents might label a 2 bedroom as a junior four apartment. In January, the average selling price was $447,000 and in February it was $534,000. And very similar to 1-Bedrooms, the average DOM for these two-bedroom Coops in Forest Hills was 168 days.
I think it's always better to look at these closing prices and statistics rather than just guessing what the market is doing. It helps us all stay informed about what's happening right here in Forest Hills.
